These upfront closing costs can make a major difference when looking at all the costs in your mortgage. When you factor in additional gains you could receive if you used those closing costs for some other beneficial purpose such as investing or paying off other debt, there may never be a break-even point even if you stay in your mortgage for a full 30-year term. When you factor in that a slightly larger down payment can be made due to a no-closing-cost mortgage, the mortgage payment may be lower than a traditional mortgage with closing costs.
